Real Estate

Experience is crucial in real estate legal matters. Our real estate practice group is a team of attorneys and staff widely experienced in assisting individuals and businesses with all types of real estate matters. This team handles both commercial and residential real estate transactions, representing buyers, sellers, landlords, tenants, lenders, borrowers, developers and investors.

 

Clients include both secured and unsecured creditors, lenders, lessors, investors, asset purchasers, creditors committees and occasionally debtors. Our team also handles foreclosures and collections in both North Carolina and South Carolina.

 

 

Commercial Real Estate

We assist our commercial clientele with sales, acquisitions and/or development of all types of commercial real estate.

  • Assistance in negotiating and drafting leases for office space, retail space and other commercial properties
  • Commercial loan transactions
  • Zoning, permitting and other land use issues.
  • Section 1031 tax-deferred exchanges
  • Condemnation and other land related disputes (boundary line disputes, actions to clear title, etc.)

Residential Real Estate

We provide highly personalized service to both buyers and sellers of residential real estate. We tie together the many processes which go into the residential closing, including:

  • Making the required examination of the public records to determine the quality of the seller’s title
  • Gathering all information necessary to prepare the documents itemizing the terms of the sales transaction, including taxes, insurance, closing costs, mortgage amounts, and additional agreements between the parties
  • Preparing and reviewing the legal documents
  • Explaining and supervising the signing of all papers
  • Recording the necessary documents with the proper authorities; and certifying the completed transaction to the lender and title insurance company

 

 

At each closing, our attorneys take the time to fully explain the purpose, importance and effect of each document our clients are required to sign.
